The assessment mainly requires the data needed to identify the property, such as the settlement and the land registry (parcel) number. It is worth sending the title deed, the map extract, and any other document relating to the plot (for example a use-division agreement, if the plot is in undivided joint ownership).

During the assessment I review, among other things, buildability, zoning requirements, access, utility provision and any circumstances that could affect the possibilities for building later on.

The time needed depends on the plot’s characteristics and the scope of the assessment. A simpler assessment can be completed quickly, while a more complex case – special zoning rules, easements or restrictions, for example – may require more detailed research.

Not necessarily. A great deal can be checked from the plot’s documentation, but an on-site inspection can also reveal circumstances that are hard or impossible to see on paper.

These include the plot’s actual access, terrain, slope and surroundings, the availability of utilities on site, and an analysis of the immediate environment. If an on-site inspection is professionally justified, I will say so.
